This was an interesting Winter…..colder than usual and whats seems to have been a TON of snow!  Well, I think the worst is behind us.  The snow is melting! If you are upgrading your windows a well-designed motorized blinds is very good option.

Should I take my Hideout home off the market for Winter?

Hello everyone,

It’s seems common practice for Hideout home sellers to take their home off the market for the winter months. During the Summer we saw a high of approx. 250 homes listed for sale. This number was very similar to the Summer of 2015. Last winter that number dropped to approx. 150-160. As you can see, the home owners that keep their home listed, well painted and even do some renovations with Construction – Bragabuilding. A few renovations you could do is to remodel the interior, take care of your landscape and if you can make sure your curb appeal aspects are in order so that buyers have a great first look at the house, but if you do not know what to do for your curb appeal a great start would be to get a asphalt driveway repair.

during the Winter months get better exposure as there is less competition for sale.  Not to mention that the buyers that are out during the Winter months are usually very serious. Hence, you need to make sure that your home is ready to be shown to potential buyers and that it has comfortable temperature even during the winter. The Hideout 10th Hole Pub

The Club house in the North section, also known as the 10th Hole Pub, is open Monday through Thursday, and Saturday from 11:00am until 9:00pm and from 11:00am until 10:00pm on Friday and Saturday. Enjoy the full service bar, restaurant, or eating out on the deck with gorgeous views of the golf course and with fine quality oil lamps light!

The Hideout WaterFront Grille Hours

The WaterFront Grille, located underneath the Main Lodge right near the Main Beach is open 7 days a week from 11:00am until 7:00pm. A convenient way to get some food while you are at the beach or pool!

For those of you that may not know, The Hideout also has a Tiki Bar! The Tiki Bar is located at the far end of the Main Lodge and is accessible from the beach or from inside the Main Lodge, there we host weekend nigh parties for which we installed Sound Absorbing Walls in order to not disturb the guests. A great way to wind down the day sipping a cocktail overlooking the main beach and Roamingwood lake! The Hideouts Tiki Bar is open Monday through Wednesday 12:00pm until 5:00pm, Thursday and Friday 12:00pm until 9:00pm, Friday 12:00pm until, Saturday 11:00am until 9:00pm, and Sunday 1:00pm until 5:00pm

The Hideout Main Lodge is often used for weddings, family reunions, and other special gatherings. The community itself uses the banquet hall to host a brunch every Sunday in their wooden furnished dining room which has been just remodeled using new tools like the ones available at woodworkingquestions allowing to place some beautiful engravings.

Hideout Market Statistics

The Hideout is a fantastic, recreational based, vacation community.  A large portion of the homes in The Hideout are vacation homes, approximately 60-70%.  With that said, the fact that vacation homes or a commodity rather than a necessity they do tend to change hands a bit more often than full time homes.  Also you can now even do a virtual tour of a display home rather than physically going to the site.

The month of May saw approx. 17 homes close in The Hideout.  A wide range of price range from a $365,000 lakefront to a $70,000 Chalet.  The Hideout also saw about 52 new rental listings during May, all of them covered by our local Landlord insurance company.  This is expected as many home owners leave their homes off the market for the Winter and get them back on for Spring, and for this hiring sellers is the best choice and you can even generate your own payslips if you need them.

I expect those numbers to improve as we are just now getting to the best selling season for the Hideout!

You can see that The Hideout is still in the state of being a “buyers” market…..we just need the buyers to realize it!  Good amount of homes to chose from, great prices, financing in most case still below 4.5%

Hideout Permits and Fees

Hello Hideout fans, Dave Kovaleski with Re/Max Best here.  Are you thinking that perhaps this is the year you build your deck, install a new furnace in Meridian or gas furnace repair in Farmer City, IL, add a shed, get roof inspections or roof flashing repair in Greenville, SC through a trusted roofer, or improve your landscaping?  If so, I thought it would be a great idea to let you know the costs to acquire the permit through The Hideout POA.

Renovations, especially those that involve structural changes to a building like a residential or commercial roofing installation, can have an impact on the safety and stability of the building. Building permits ensure that a home roof installation or renovations of similar scale are designed and carried out in a way that meets local building codes and regulations. These codes and regulations are put in place to ensure the safety and well-being of the people who will use the building.

Obtaining a building permit also helps to protect the owner of the property. If renovations are carried out without a permit and something goes wrong, the owner may be held liable for any damages or injuries that result. In some cases, insurance companies may not cover damages or injuries if the renovations were not properly permitted.

The Hideout community is located in the North East region of the Poconos in the town of Lake Ariel Pa.  Conveniently located just a few minutes off of I-84.  The Hideout is about a two and a half hour ride from New York and Philadelphia

This 5 star community offers everything you would look for in an amenity rich community.  The community offers up 3 lakes, the main lake allowing the use of powerboats, then 2 smaller lakes used for canoeing, kayaking, and fishing.   Along with the lakes you get beaches, tennis courts, basketball courts, softball field, play ground, pools, ski hill, golf course, indoor fitness center, indoor tennis courts, indoor basketball courts, indoor game/rec room, hair salon, nail salon, art center, main lodge, restaurant, bar, outdoor tiki bar, and fitness rooms that are used for pilates, zumba, and karate classes.

Things to do at The Hideout

Sunny day?  Great!  You could always start the day at the beach and pool, or swing your way through 9 holes at the golf course, spend the afternoon boating on the lake or using one of the many gaming courts, then round out the evening at the Tiki bar watching the sunset or having dinner and a drink at the restaurant and full service bar.

Rainy day? No problem, spend some time at the art center with the kids, the library (which has game tables for cards and board games) or get your fit on at the indoor fitness center.  If you’re feeling competitive there always the indoor tennis and basketball courts.  There is also an indoor game room complete with pool table, ping pong, air hockey and arcade games.  Or if cardio is your game you could always take a pilates, zumba, or karate class.

Everyday Necessities Near The Hideout

At the Hideout you will find it is conveniently located to the necessities of everyday life.  Just outside the main entrance is a small grocery store and deli, several restaurants, a bar that often has bands on weekends for some night life.  A few miles up to town and you will find a full size grocery store, diners, restaurants, fast food, barbeque pit, a hardware store, pharmacies, banks and everything else you will need for day to day living.

About 25 minutes away you will find the big box stores such as Home Depot, Wal-Mart, Dicks Sporting Goods, Sears, and Macy’s to name a few.  Not to mention the big name chains like Olive Garden, Red Lobster, and Texas Road House.  You will also find a The Viewmont Mall and a BAM book store.  The list goes on and on but you get the point!

Just 10 minutes away you will find Lake Wallenpaupack, this monstrous lake has 52 miles of shoreline and is open to the public.  With public boat launches, picnic areas, boat rentals and restaurants overlooking the lake.

The Hideout is meticulously cared for by the full time maintenance crew, the roads, common areas, and amenities are well maintained and ready to be enjoyed!

The Hideout also has its own security which spends most of its time patrolling the roads to enforce the 25 mph speed limit. They want the residence to feel safe biking, jogging, walking the dog or just going out on the roads for a stroll.
